That's a pretty aggressive offset. A 18x10.5 +47 is like a 9 +28.

On top of that you are going to need a whole lot of tire to fit that wheel. I can see a lot of fender modification.

Not necessarily. It's not too far off from people who run 17x10+45 with a 255 tire. You could run a 265 tire with this wheel and it would stick out roughly 3mm more relative to fender than the 17x10+45, 255 set up.

265 on a 10.5 seems a bit stretchy to me (otherwise, why even have a 10.5 wheel), and with 275s on a 17x10 +70 in the rear I can tell you there is no room for lower offset or wider tire.

Basically, yes. Offset determines where the center of the tire sits, so the tire will be in the same place on a 9 +47 as a 10.5 +47. The front edge of the rim will just sit further "out."

I think this would make a good staggered setup for anyone who had overfenders and possibly wide front fenders. 18x10.5+47 and 18x9.5 +45 with a 285/30 and 245/35 tire setup.

And so will the tire, making it not fit, assuming your running the same increase in tire width as you would in relation to the now wider rim. You can’t look at just the centerline, you have to look at the total width of the rim and tire as well. Also you have to consider what’s available in an 18" tire. Really the only up size that makes sense for this width rim that is available is a 285/30. However due to the offset of +47 it wont fit the outer fender. If this wheel was even just 10mm further in (+57) you could pull it off on stock/rolled fenders with some camber. 265/35 seems to be the alternative which isnt ideal at all, it’s a bit over stretched(though not terribly)and its overall diameter is too tall. But that won’t stop guys from running it, so I’m sure we will see more of this option popping up.

Way to aggressive for stock rolled fenders. With a 18x10.5 you should be running with a 285/30/18 or 295/30/18 tire.

I'm running 17x10.5 +67 and I can't picture my rims sticking out another 20mm and clearing stock fenders especially with proper sized 285 or 295 tires.
