Default Dry rot on tires

I have a tire that is < 3 years old with dry rot, still have 8/32nds thread. The other three tires do not exhibit any dry rot. What would cause this in such a short time?

Sunlight usually

Ozone can degrade rubber as well... was the tire near any appliance with a big motor?

No, the car is parked in a garage every night and I drive about 15K / year. It is not parked near any big electric motors.

Doesn't tire shine also cause cracks that appear to be dry rot as well?

Yes, most tire dressing will dry out the tire. Heat and sun is a major culprit as well.
