You can run 17x9 +35 with 245/40 tires all around with rolled fenders and about 3-3.5 camber . That's what I'm running and it clears just fine.

I ran this much camber with my 9+ 45's and didn't eat tires at all. When I sold them they had plenty of tread left and I had probably put around 10-12k on them. You could run smaller tires and use less camber if you wanted, but honestly on a 9 +35, I don't see the point. From what I've seen around anything under around -3.5 in camber won't kill your tires or performance as long as you get a good alignment. The thing that would kill my tires would be toe settings, I'm sure the insides wear a bit quicker than the outsides, but it wasn't terribly noticeable when I inspected my old tires.

camber doesn't eat tires, toe does.

You clearly are not sure what you want. You cannot have everything. You need to pick what is important and pick your wheels and tires around those needs. Stop just looking at a picture and saying "that's what I want" and start learning about what works and what doesn't and what will be the best compromise for you.

17x9+35, roll your fenders, relocate the bumper tabs, and go with a 245/40R17 tire. Dial in about 3-4 degrees of camber and you'll be good. I ran that setup, but a 30 offset and it worked out just fine. Slight stretch and poke, still a decent contact patch on the ground, and it looks pretty aggressive.

Here's 17x9 +30 on rolled fenders. 245/40 rear tires with about -3 camber in the rear.

Here's a shot showing the front fitment. This is a 215/45, but you could run a 245/40 with a little more camber easily.
