Visiting Vancouver in Aug

Visiting Vancouver in Aug
So I am making my 4th annual trip to Vancouver in August and are taking my parents with me. Being Asian, I am looking at 2 rentals properties in Richmond. One is located across the street from Landsdowne Mall and the other is right across from Aberdeen Center Mall.
Location wise (i.e. walking distance to restaurants, public transportation,parking) which would be the better place to stay?
1) Landsdown Mall
or
2) Aberdeen Center
Thanks in advance fella's, maybe I'll try and stop by a meet when I'm there.

I'd pick Lansdowne Mall. Several buslines around it, it's within walking distance to shopping, Starbucks, and Hazelbridge Way (where all the restaurants are) without being too close to Aberdeen and Parker Place. It can get chaotic around those 2 Chinese malls, especially during weekends.
Have I mentioned how much I hate parking in or around Aberdeen Centre or Parker Place?

Both are central to everything, but I don't recall nice residences near Aberdeen (unless it's the new apmts inside Aberdeen).

So the Lansdowne place is also one of the newer apmts that have been completed recently?
Lansdowne is more central, Aberdeen is closer to the chinese malls/stores. Restaurants, they are both pretty close/walking distance.
