Hi guys, just thought I'd check in with fellow S2K'ers first. PM me if you, or anyone you know is a responsible individual or family that would be interested in renting a 2300 sqf, 4B 2B, 3 car garage in Taylor.

Taylor? Oh man i worked there for 3 years...I think you'll have a tough time finding a renter but it'd depend on what you are asking I suppose.

Is it way too far out there or what? The drive doesn't seem that far from Austin's main area, considering the average commute.

Well the problem is that you don't have a good route to the city. Its easily 45 minutes to downtown from Taylor without traffic. With rush hour traffic it could take well over an hour. My avergage commute in pflugerville to downtown is 20 minutes - thats not bad...

It's way too far out there IMO...I had a co-worker who lived there, and the commute killed him, so his family moved to Pflugerville.

Guys, this is really awesome to know. Thanks. I'm told that they're building out a new freeway that will help the commute to Taylor. I just don't know how fast Texas DOT works. Here in Cali, the DOT takes years to build freeways.

TX 130 is ahead of schedule and under budget, and I expect it could chop some good time off commuting into Austin depending on where you're going. Too bad it's a toll road, though!

Are you buying the house as an out-of-state investment?

Yeah, just looking at some real estate investing in the Austin area, I like the demographics for the area for sure. I'll start looking into Pflugerville.

Synaps,

We just bought downtown east of 35. I am 4 block to I35, 4 Blocks to town lake. I can walk to 6th in less time the most of these people spend driving to down town. If you are looking for a growth area. I would consider East Austin 8 blocks or less from I35. Right now rents for a remodel historic home are running $1.00 $1.15 a sq foot. This is with no garage and off street parking. A fixer-upper is starting around $70k and can be done in the $15k-25K if you do the contracting or outsourced for 25k to 50K depending on the work. These houses are on average 1000sq feet and have long leaf pine floors lot size is 50x150 (which the city will let you build a cottage on the lot and rent that also). We just did one and decided to move in and start another project. What is more exciting is that there are 2 Condos project under construction in the area from 180k to over 300k for 1200 sq feet. We are looking everyday for homes and going to the court house for tax sales. My neighbor is 2 years behind in her taxes. So its a matter of time for that house to go on sale. In the last week a house that was refreshed in 1980's that was 750 sq ft with two 500 sq ft cottages that rents for $2550 a month total income just sold for 275k. And it was not pretty property. I would consider these before I would ever touch a property north of 2222 and 290.

Yeah real estate investment changes the game. I wouldn't buy anywhere but close to downtown if you want to see it go up. Also the area between future SH130 and IH-35 South of future SH45 will go up significantly once those roads are completed. Good luck!
