Update: I signed the release form but before faxing it back to my agent I decided to call the buyer directly and ask why they were no longer willing to look at a 2nd appraisal. He said they were, that they felt they were left in the dark after hearing something about a 2nd appraisal, and someone sent THEM the release, they didn't request it. Sounds like their agent is not doing her job. Anyway, we had a nice conversation; they are still interested. I started the conversation by telling him I would be happy to sign and fax the release if that's what they wanted. I didn't want him to think I was calling to influence him, or change his mind. He said they were still interested. The bad news is, the appraiser I want to use is not going to be able to get to it for 2-3 weeks. UGH! The beat goes on...

There are a number of houses being built just down the street from me - a whole subdivision with the sign outside stating a base price that is nearly double the average home price in the area. Lots of places I drive every day seem to have new homes going up.
A house my father wanted (and got bad offer advice from my real estate agent brother) sold for about 4K under asking, and the final price was higher than it sold for 8 years ago.
The big boom over the past years didn't seem to hit here in Ohio much, and the big bust seems to have only minimal affect. Of course, some areas are affected more than others.
