We've looked at just about every possibility, and the only one is to build in the back yard. We can't go sideways with the existing garage, as the structure must be a certain distance away from the property lines; not enough room between the structure and property line on that side to expand.

We had thought of extending it lengthwise but we'd lose too much living space going rearward, and we can't extend to the front due to setback with respect to the houses next door.

Plenty of room in the back yard for a 3+ car garage, even with the property line clearances, but that distance between the house and the property line (where that chain-link gate is) is too narrow to put a driveway; a car would fit, but just barely and that area is the utility easement.

I'm telling you, I'd love nothing more than to move to a place where I could have enough garage space and minimal yard. Other considerations prevent us from doing that right now...

At some point in the nebulous past I actually did choose to live up here in winter hell, rj... I can't for the life of me remember why.

Thanks all for the concern on the surgery, but it's no major one. Just getting Arthroscopic Surgery on right knee, should be on my feet in a few weeks !
