The +1 is supposed to run the Four Courts Four Miler this Sat. All the days around Sat are good weatherwise. Sat is not. Will be rainy/snowy, windy and chilly. He says he may run anyway.

New job for the weekend.....I just got all of the parts to install a pressure regulator on the water line coming into the house. I have had trouble with the T&P valve on the hot water tank leaking. I have checked the temperature of the water and it was well below the trip temperature of the valve. I checked the pressure coming into the house and at times it exceeded 110 psi. While this is still below the valve rating I still don't like that much pressure on the lines through out the house so it is time for a regulator.
Time to get my International Brotherhood of Plumbers and Pipe Fitters card out.

Oh you touched a hot button Dave.
I have to replace my T&P on mine.
it's old and has been periodically leaking/popping off.
Of course I should get ambitious and replace the controls on it since the temp swings are too high.
Or should I say it is just to hot over set point.

granted my last experience with tankless was a very long time ago but it was, well, tankless.

Anything dealing with water, water lines, water pressure, and water leaks is something to be avoided if possible. Good luck you'all.

A doctor friend had a similar problem so he called a local plumber.
The plumber replaced a thingamajig in a couple hours and handed the doctor a bill that included $400 in labor.
The doc exclaimed, "I'm a well paid doctor and I don't make that much an hour."
Plumber said, "Neither did I when I was a doctor."
