Looks good. One has to really look hard at the floor and railings to see any difference. So now you can dance barefoot and grab the railing without splinters - right?

we've been refining the list of pending projects.
We have a large deck which wraps around the house. Originally it was pressure treated but its now 30+ years old and you can tell.
PT really doesn't align with the value of the house so when we replace it we will likely select a composite like Trex or a mahogany or teak.
I've read about a more recent export of Brazil called cumaro similar to Ipe from the teak family.
I suspect its an investment we'll see the return on.
And then there are the garage doors. again, same age, originally a compressed wood fiber product showing it's age.
Simple metal insulated doors. It's hard to get a return on investment if an when we sell it if we do something fancy.
I think most folks just expect the doors to open and close and the expectation doesn't go much higher than that.

^ I see a lot of homes with fancy garage door finishes, but they really don't do much over a standard door besides cosmetics. A few windows is all we need on our door. Our garage door is 15 years old, and we just painted it a new hue hoping to keep it another 15 years.

Housing materials have gone nuts in general.
"cheap" housing is now being quoted at $230-250 a sq ft for new construction, Higher end housing more like $450-550 sq ft. and luxury well more than that.
I think it is why existing inventory as caught up to new pricing.
it was blind dumb luck that we replaced all our windows when we did.

Patty do you worry about coyotes and bobcats going after your cats?

Yes. I had Leo, my fluffy tabby, get bit by a bobcat. He came running into the house with his eyes screwed up and blood coming from his nose. I took him to the emergency vet and they said he got bit by a bobcat but they could fix him. I was naïve and had surgery done on him but there was no way they were going to fix him so I put him down after two days. He was suffering. When I left the vet after putting him down, I saw a beautiful morning rainbow. I took that as him showing me he crossed over. I let my cats out with me but they don't get to roam at night. I have a catio they can hang out in safely at night.

^12-19-2021. I open this window in the basement so they can go outside into the catio. My son and daughter-in-law put it up in May 2020, for me.
