Looks good. One has to really look hard at the floor and railings to see any difference. So now you can dance barefoot and grab the railing without splinters - right?

we've been refining the list of pending projects.
We have a large deck which wraps around the house. Originally it was pressure treated but its now 30+ years old and you can tell.
PT really doesn't align with the value of the house so when we replace it we will likely select a composite like Trex or a mahogany or teak.
I've read about a more recent export of Brazil called cumaro similar to Ipe from the teak family.
I suspect its an investment we'll see the return on.

And then there are the garage doors. again, same age, originally a compressed wood fiber product showing it's age.
Simple metal insulated doors. It's hard to get a return on investment if an when we sell it if we do something fancy.
I think most folks just expect the doors to open and close and the expectation doesn't go much higher than that.

^ I see a lot of homes with fancy garage door finishes, but they really don't do much over a standard door besides cosmetics. A few windows is all we need on our door. Our garage door is 15 years old, and we just painted it a new hue hoping to keep it another 15 years.

Housing materials have gone nuts in general.
"cheap" housing is now being quoted at $230-250 a sq ft for new construction, Higher end housing more like $450-550 sq ft. and luxury well more than that.
I think it is why existing inventory as caught up to new pricing.

it was blind dumb luck that we replaced all our windows when we did.

The previous photos don't show the five days of work that went into strengthening the deck structure before the new railing was installed. The old wood railing was rickety, not straight and needed stain. The vertical tubes were falling out. The deck itself was pulling apart from the house, with joists underneath pulling out of their hangers. It's rock solid now. I love it and my cat, Talia, is very happy with her wider cat walk that doesn't have posts interrupting her strut.

^7-11-2023. Deck is pulling away from the house.

^7-11-2023. Deck is pulling away from house and coming apart.

^8-19-2023. After the deck was fixed underneath so it wasn't pulling away from the house. It was major work.

^6-13-2023. Crooked railing. Before.

^8-19-2023. After. A wider drink rail with no more post interruptions when Talia walks.

^8-1-2023. Old railing and outside deck board pulling apart.

^8-19-2023. After the deck was fixed underneath so the gap at my toes is gone.

^8-19-2023. After.

Yes. I had Leo, my fluffy tabby, get bit by a bobcat. He came running into the house with his eyes screwed up and blood coming from his nose. I took him to the emergency vet and they said he got bit by a bobcat but they could fix him. I was naïve and had surgery done on him but there was no way they were going to fix him so I put him down after two days. He was suffering. When I left the vet after putting him down, I saw a beautiful morning rainbow. I took that as him showing me he crossed over. I let my cats out with me but they don't get to roam at night. I have a catio they can hang out in safely at night.

^12-13-2017. Leo in CO after I moved him with me from CA. I had him from May 27, 2017 to August 10, 2019. He was a such sweet love.

^12-19-2021. I open this window in the basement so they can go outside into the catio. My son and daughter-in-law put it up in May 2020, for me.

One of the first cat posts I remember of yours was that about Leo, it still makes me sad. He was a beautiful cat, the rainbow story makes perfect sense to me. I know he is on the other side waiting. During recent visit with our spiritual medium she told us that my sister was on the other side with her dog, she described my sister's dog "Daisy" with complete accuracy 100%. Daisy passed away one year before my sister, and Daisy provided close company to my sister during her illness.
