So, HERE is our friend's listing on Zillow....just on the market TODAY. What do you think, Deb? There are no interior pics posted yet, but I'm sure there will be shortly. She has a very good eye for decorating and both kitchen/ master bath have been redone within the past 5 years. You can get a good idea of the neighborhood from birds' eye plans.

If you click on the Zillow "street view", you will see that they owner had very good taste in sports cars when the "spring" pic was taken

that spread doesn't account for the improvements over those 34+ years, Dave, which will increase their basis:

-converted garage to MIL apt (now calling is a "great room/office" ) ...probably 50k about 15 yrs ago
-new upscale kitchen and master bathrm....over 100k invested recently
-central air added 10+ years ago....say another 20k in a older stone house

those items would change our friends figures to 265k vs. 795k; what is THAT gain over 33 yrs on an annual basis?

our numbers would be similar but over only 30 yrs: 1984 >>> 2014. i think that you've owned for a long time too....so would likely have a similar % gain (unless your corner of MI is still in the RE doldrums )

Looks nice...seems like a lot of house for the money, in a desirable neighborhood. I think it will sell quickly for close to asking. Especially if it's been upgraded as advertised. The only negative for me is baseboard heat.

My neighbor across the street was offered 1.5M for his house and he turned it down. Gorgeous home with Chinese rugs, marble floors, gold chanderliers(SP), and a movie theater. Great family, nice kids and the most generous people. A 3/4A lot but no garage?? Not a car guy!

My "sort of" neighbors across the street just listed theirs at 2 mil.
They bought at 2.65 mil but at peak. It's a sad story, they bought, got divorced, she's been fighting breast cancer.
I say sort of neighbors because even though we abut at the street their house is the better part of a mile from mine.
Abuts 35 acres of conservation land and is at the top of the hill, with 320° of view of > 20 miles. it's spectacular.
