It boils down to 1% of the value. There may be some school or county stuff added. The kicker is that the property values cannot go up more than a few percent per year so the value of a long held property may be less than than a recently purchased or improved property.

The other deal is simply the value of property in the market place is less in CO than CA.

Property in MN the last time I was there was 3%.

So we get our grocery shopping completed from home to store and back in 25 minutes max. Time is extremely valuable to me, even if I don't get the "best" price on all grocery items.
I grew up in a 'town' (now a city) of 100,000. it was the largest town in the US.
Bolton where we are now 5,665 at the 2020 census. It was 3400 when we moved here in '99.
As for groceries, home to store and back in 25 minutes. ( maybe a little quicker. )

That sounds nice Jerry, despite having a bit of a drive for groceries. One year ago we moved out of a City with 480,000 residents, so our new hometown of 40k seems small. but we love it. Small is good for us.

I have a Costco 20 miles to the northeast that I go to. I'm okay with that. I like smaller towns, too.
