You probably should think more in terms of the west. States like Arizona, New Mexico or Nevada are probably well suited to a development like this. I believe there is still a large amount of land available that could be acquired at reasonable cost. Additionally, the race course and facilities could be located far enough away from the housing to elliminate the problems associated with noise.

The west also offers the advantage of better weather. In Arizona, New Mexico or Nevada there could be track time 52 weeks a year. It is doubtful that this is possible on the East Coast.

I think a community for car enthusiasts is a terrific idea. I can't imagine the insurance bills we'd have to pay to keep a track going though, Bill.

Worse, would we have to put noise limits on after market exhausts??

Are you going to allow visitors and guests to use the facility?

E.W.A. and I are probably going to move back to NYC when the kids grow. I'm sure that we'll come to visit all of you at least a few times a year. Without question, it'll be in our S. Will we be able to get/buy track time?

You need to be thinking about questions like this and an Owner's Association. I think you also need to be thinking about at what point will an owner no longer be allowed to use the facility. When does it become too dangerous an activity? Who makes the judgement?

This idea is way better than the Motor Home. Once you reach the age of 70 you have to pass a yearly test in order to run the road course. You may still be eligible for the yearly charity demolition derby!

We can augment income by renting out for races, track days and schools. We need to figure out acerage and land costs first. Then we can do a square foot estimate on homes, garages, paddocks and race course.

I have been giving this some thought and offer the following:

We do have a diversified population with a broad base of professional experience to draw on. So perhaps it is time to think about nominees for the Board of Directors? No doubt that some are no brainers:

Xviper should be Technical Director
Legal Bill is legal counsel
MsPerky Director of IT (maintaining our LAN, with a node in every home)
Valentine is the Director of Landscape Design and Maintenance

As I am a relative new comer I do not know everyone well enough to expand on this list based on occupations of Vintage Members. May I suggest that we open it up to the forum to fill in the blanks based on our knowledge base?

The location needs to be far enough south (but not too far) that our S02
