If one is leasing with every intention of buying the car at the end of the term then I'd mod to my hearts content.
If I was leasing with every intention of turning the car in at the end of the term then I'd be more cautious about 'substantial' mods.
In any case if I were to plan to purchase the car at lease end - but ultimately decided not to & the mods are too much to return to stock then I still could buy the car & flip it so as to not have to completely dismantle the mods.

I actually went through this because I did lease the car and at first I thought I was
going to give it back so I figured exhaust & intake no biggie.... But then what happens
is you start going to all these meets and you get the Mod Bug so I have just
recently bought out the lease.
If I where to do it all over I'd just buy the car this way you can mod it. I don't think
there is anybody who doesn't want to mod the car, or at least until your first meet
