OK Royal Kunia to Waikiki for my wife is about 45 minutes to 1 hour leaving home at 7:30 AM. For me, leaving at 10-11 it takes about 20-30 minutes. IMO the traffic difference is "only" about 15 min from the 'best case" scenerio. Naturally if there's an accident all bets are off, but leaving at these times isn't really that bad. BTW, although Ewa Beach and Kunia are a similar distance from town, it is much faster to get to the freeway from Kunia.

Thanks a lot for all the input. I will be coming over as soon as my house is on the market and scoping out all the different areas and islands that we are thinking of living on. Do you know if the income tax is the same on all islands? I also noticed that property tax varies a lot even though the houses that I have looked at are close in price. Here they tax us $13 for every $1000 are houses are worth.
If you know anyone that wants to move about an hour outside of Seattle in Bremerton let me know. I have 2 waterfront houses on the same property, I live in one and rent out the other. The main house will be completly remodeled with high end everything and the other house is always rented. I'll be asking around $750,000. I'll post the ad when we get it on the market. Thanks again.
