I'd get a house that needs cosmetic work done only, they are easy to do yourself and thats what makes money in the market. Nice new nuetral carpets/tile, paint and some decorative chairrails, maybe new fixtures, little things create bank!

I've been slowly interested in jumping into the market while its low. I'm just worried that maintenance of decent place would be too expensive. guess i gotta be like Zeke and learn everything while I'm at so i can save money
