Any home at any time is a good investment.

The challenge with renovations is that you either put in so much money that you can't get it out of the house or you set unrealistic goals with the money you have. The best way to do it is to learn how to do it yourself. You can save A LOT of money that way so long as you can keep the quality up.

I'd get a house that needs cosmetic work done only, they are easy to do yourself and thats what makes money in the market. Nice new nuetral carpets/tile, paint and some decorative chairrails, maybe new fixtures, little things create bank!
