Exactly. We expect the townhouse to sell for something like $680k. We owe about $400k. That spread has to cover the $200k down payment we need to make the new house affordable (more would better, of course), pay the realtors and pay us back for the money we need to spend to move.

It's there if you squint a little but it is going to be close.

Well, if you can't get the realtor on board with 1.5-2% find another one, I guarantee there's one out there that would happily accept it. $40k commission to sell your house is absurd, plus all of the other fees that have to be paid as well. Title company gets like 0.8%, if they can operate at that figure the realtors should be able to.

Could you imagine if selling other consumer goods went like this? Have to pay a cashier 2% to ring you up at the grocery store. Yeah, right. I know it's not quite the same but still.
