Not to take the conversation back to commissions... but... the only way this works is if I get more than $250k out of my townhouse and the only way I can do that is to be stingy with the commissions.

It would also help out if the Fed would play along and drop rates in the Fall. Half a percent would be great.

That ruling against NAR allows you to do that. 1.5-2% is plenty on $700-800k, just greed on their side if they say otherwise.

2% on $800k is $16k but you've got to double that as you pay both sides. It's bs, just bs.

Yeah. That's really why we haven't really been looking. Our current rate is 2.625. Doubt we'll ever see that again though. lol.

i want that... but also i don't. every little bit will help tho


i currently have 3.7%. so even if they drop i'll be paying more i more wish i wasn't forced to refinance.
