It all depends on where you live and what the tax value of you house is, not the amount you owe on the property.

I agree with the living in weddington thing. I live in Ballantyne and it costs a pretty penny. Hell the stores and gas stations there all mark there stuff up in that neck of the woods. BUT, it is probably one of the nicest areas of charlotte. Rea, Ballantyne, Carmel Road are the places to be if you got the cash to throw around. Here is an example.
Union County - 3000 square feet = $200,00
Rea, Ballantyne, Carmel Road - 3000 square feet = $600,000 to $1,000,000
Union County - 3000 square feet = $200,00

not so much! I am looking at 2 separate condo places in ballantyne. one is at the 4 corners with 1500 s.f. for 195,000. The other is being built up the road by providence rd. west with 2100 s.f. for 265,000!
houses in ballantyne country club are outrageously priced though! They seem like cracker jack boxes for the amount of dough shelled out!

if they happen to move in the elizabeth area, pm with questions. traffic is terrible in charlotte. so, live close to your work especially if married/kids. time is money
and 8k in property tax?!!!!!! thats a 1.6 million dollar house downtown. my house is pretty small, but my neighbors just sold for 825k and their paying under 4k in taxes. sell your s2k and get a noble...and then let me drive it :]

I saw your post on where to live in Charlotte and read through some of the replies. I wanted to provide you with some info that I thought might be helpful. I'm not sure what your son does for a living. If he's 25 and his wife is a teacher then they probably have a combined income of less than six figures. If true, then you'll want to stay out of Dilworth and the Ballantyne area as those areas are very expensive and maxed out or nearly maxed out at the moment. Just to give you an idea... Dilworth homes are around 2k sq ft and are selling in the $1-$2 million price range. Ballantyne isn't much better plus that area only has a few roads that are 2-lane and empty into I-485, which is a nightmare almost all the time. I would suggest, the Sardis area (Sardis Woods, Sardis Forest, etc.), Madison Park (up and coming with pretty nice homes already), and Sedgefield (south of Dilworth and if they can afford it). These are all well established neighborhoods that have begun to turn over (homes were mostly built in the 40's and 50's). I think these are more realistic locations if your son wants to be in Charlotte. NoDa (North Davidson) is up and coming and is near the University Area. It's very trendy and alot of young couples are buying there. But it is still in the very early stages of turning. If they don't want to be in Charlotte, I think Pineville, Matthews and Huntersville are good bets too if they don't mind a 45 minute commute to and from work every day (more if there are accidents). If they live in Charlotte they are looking at a reverse commute everyday and that is incredible. I only say it b/c that is what I do everyday. I hope this helps. I am also more than happy to answer any other questions they you or your son may have. I am new to Charlotte myself and researched the heck out of where to live. To be more general, they should stick to these real estate map areas... 6, 5, 4 (south Charlotte) and remember that 5-1 is very expensive and 5-4 is further south and less expensive. Re/max has a great MLS search engine on their website that you can search by area or by neighborhood. That would be a good place to start.
