Yeah, I've made it clear and have it in writing about everything being contingent on the house passing an inspection... It's a new house, but I'm not taking any chances...
Also, with my deal, the seller has agreed to pay all closing costs...
And my loan is for 100% financing at a fixed rate... None of that sub-prime madness catching up with everyone...

also, if you're a first-time home buyer or are buying in a historially low-income neighborhood they have a loan program where I believe it's $7500 towards the down payment and/or closing costs, let you escape PMI and 20% of that is forgiven each year, so that if you stay in the house for 5 yrs you end up getting $7500 for free to buy a house.
I believe BoA's mortgage offerings have changed lately in response to either legal action or publicity about them having practices that discouraged first-time home buyers from being able to buy property.
When I buy, BoA is going to be one of my first stops for sure.
