Asiana is closed, Asia 101 is closed, Bistro 201 is closed, even the place the took over the Warehouse (after it was closed) is closed. Crap... Windows on the Bay has been closed for a long old time.
My understanding is that the business was sold (i.e. the Hooters franchise for this site) and its new ownership, etc.

I have noticed that Hapa now that you mention it.A few months ago I was driving along PCH through Newport and commented to my wife on the number of busniesses that had closed down.
