sucks man, i remember back in the college days... had this japanese roommate met in class, he seemed alright but just like the girl u described above, a dirty mofo. never cleans, and would spill shit on the floor , milk powder/ juice, etc and would never wipe it, never take out the trash, piss on the floor in the bathroom...

slams the door hard while people are asleep, sometimes he left the front door WIDEOPEN without locking, wtf? how do u FORGET to close and locked the door?

finally my other roommate was fed up with him, i advised him i'll be moving out in 2 month. now this fool asked my other roommate to find a 3rd guy to replace me because he doesn't want to pay for the extra rent.

the other roommate stated "oh, i'll be moving out too!"

the dirty mofo was pissed..

best part was we all left, he was stuck with all the bills and stuff

change the locks, informed the landlord and put her stuff outside. then text her telling her such. stay at a friends house for a few days and tell the landlord to call the cops if she does anything more than picking up her stuff.

Does she have any proof that she is a resident there? Is she getting mail there? This could present a problem, but ultimately she is not on the lease and has NO claim to the property, put her stuff out and change the locks...

you can't just put her stuff out and change the locks. by accepting her payment of rent your friend entered in a lessor/lessee agreement. and tenants have a bunch of laws on their side. if you throw her stuff out she can legally call the sheriff to have you move her back in... whether she actually does it is another thing.

the 30 day notice has to be served in writing so she is within her rights in staying until the end of september. if your friend STILL hasn't given her notice in writing tell him to do so asap.

3 day notice to pay or quit applies only if she hasn't paid rent.

we had a tenant much like that before, you can not do anything to her property whether or not the the eviction notice is issued, your friend absolutely needs to send the letter to her and make sure she received it

By mailing it to her, she can throw it away and claim to never received it, best to have it signed through the post officer or give her yourself and have her sign a simple claim that she received it. (trust me on this we wasted 2 months time to kick out our previous tenants)

at least she's still making payments, these assholes are real pita, good luck to your friend man
