200k if it's a foreclosure and needs work to make it a nice house. Plus add on the maintenance your car will need more often, gas, and the dreaded commute that will add stress from that drive.

Living in SF is pretty bad and pricey. But surrounding areas will suffice. You can't be one minded in saving money or getting a house for cheap, that will eventually cost you the same amount or more if you add all the scenarios that you will/or could encounter.

Yes you do have pros and cons. But look at the big picture you are not renting anymore its an investment . Something for you to own in the future.

200K in 30 years means 6700$ per year. I'm sure you will pay 4000$ more on gas and maintenance on the car(S) and that 4000 will be higher if that (S) applies. Yours and gf's cars

not only commute costs or interest, but you'll be spending a majority of your life commuting alone when you add it all up! Living is what its all about! just like my quote in my sig =P

lets just say the scenario NsaneR3vs brought up of "My friend drives from Stockton to SF everyday. 1 1/2 hrs on a good day. 2 - 2 1/2 hours with traffic" Take the 1.5 EACH WAY(Good Day), so thats 3hours total each day. multiply by 5 work days, 15hrs commuting per week. 52 weeks in a year... = 780 hours of your life annualy spent towards commuting to and from work. a typical hours worked annualy is 2080. factor in sleep... its 7-9hours sleep average for an adult per night. further break down below for this scenario:

24 hours * 365 days = 8760 hours in a year
standard Full Time annual hours wrked = 2,080 hours consumed by work
((3hrs*5days)(52 weeks per yr)) = 780 consumed by work commute
((7hrs*7days)(52 weeks per yr)) = 2,548 hours consumed by sleep


Minus all those consumptions from the Hours in a year.. you are left with 3,352 Hours a year of free time. Thats 140 full straight days or 20 weeks. and this was all calculated from the GOOD DAY everyday which of-course will not be the scenario. again, this is just from averages and getting a base number... ofcourse there is many other factors that can alter this for the good or bad. NsaneR3vs, this is your friends life!

also forgot to factor in getting up early to get ready before the commute, and the naps from exhaustion and not wanting to do anything because your just tired from work and driving... that 3,352 of free time hours may be lower than 3,000!

not to be a debbie downer but just keeping it real and that's real numbers and analysis rite there, man... I want to calculate mine now =O

I wouldn't do it. Not worth having a big house, if your too busy commuting to enjoy it. I use to commute from Livermore to Santa Clara and commute was like 50min- 1.5hr each way. I recently bought a small condo in los gatos, and commute is only 20-30mins. To me extra free time is well worth it having a smaller place.

Also keep in mind that Stockton is the highest concentrated auto theft in the united states. So leaving the s at home while at work no bueno unless you have a good alarm system with vicious pit bulls in the garage. Oh yea buy guns!
